Czech building permit process
Czech building permit documentation explained for foreign builders
Building in the Czech Republic means working with a documentation package that is prepared by an authorised designer and reviewed by the building authority. Validorix helps you see what is in that package, what is missing and which questions to raise before it goes to the authority.
A map of the package
Validorix classifies the documents and shows which parts of the usual structure are present, for example the architectural and construction part, structure, fire safety, building services and site layout.
Checks against the documentation decree
The completeness check follows the structure and scope required by Decree 131/2024 Coll. on the documentation of buildings, and flags chapters that appear to be missing.
Fewer surprises at the authority
Missing attachments and conflicting data are the typical reasons for a request to supplement the documentation. Finding them first saves a round with the authority.
Questions for your designer
Findings are phrased as concrete questions, so you can discuss them with the authorised designer without guessing what to ask.
How the process generally works
The building project is designed by an authorised architect or engineer, who prepares and signs the documentation. The package is then submitted to the competent building authority (stavební úřad), which assesses it and involves the other authorities concerned, for example fire rescue service, public health and utility operators.
The legal framework is the Building Act (Act No. 283/2021 Coll., in force from 1 July 2024) and its implementing decrees. Requirements and procedures differ by type and size of the building, so always confirm the process for your case with your designer or the authority.
Where Validorix fits and where it does not
- It reviews the documentation you already have and highlights gaps and conflicts.
- It does not submit anything to an authority and does not replace the authorised designer who signs the project.
- It is not legal advice. For procedural or legal questions, involve a Czech lawyer or an experienced permit consultant.
How it works
- Upload the package as a ZIP or as individual PDF, Word and Excel files.
- Validorix classifies the documents and runs the completeness and consistency checks.
- Read the findings in English with their Czech source, and mark which ones are questions for the designer.
- Export the list and discuss it with the designer before submission.
Good to know before you start
- Validorix is a review aid and does not confirm that the authority will approve the project.
- Procedures, fees and deadlines are set by the authority and the law. Confirm them with your designer or the authority.
- IFC and DWG models are not read by the document review. Attach drawings as PDF.
Frequently asked questions
Can Validorix prepare my building permit application?
No. The documentation must be prepared and signed by an authorised designer. Validorix reviews the result and points out what to clarify.
Can you help me communicate with the Czech authorities?
Write to info@validorix.com with a short description of your project. We can help you understand what the documentation contains and what to ask, and point you to the right kind of Czech professional for submissions and representation.
Which regulations does the review use?
The completeness check follows Decree 131/2024 Coll. and selected requirements from related decrees and standards. The knowledge base is extended over time, and findings are always to be verified by a professional.
Does the review work for renovations?
Yes, you can upload documentation for new builds and renovations. For existing buildings without drawings, an as-built survey may be the first step. See our BIM and survey page.
